Excel Party Wall Surveyors was set up to make party wall matters simpler, and more easy to navigate for all parties involved in the process. We are a dedicated, specialist team, with the expertise and experience to provide property owners with expert advice covering the full spectrum of party wall related queries.

Our Services

Initial Advice

We provide initial advice on all party wall matters including:

  • undertaking detailed review of plans and drawings;

  • undertaking site visits, where necessary;

  • identification of the type of notice(s) to be served under the Party Wall etc. Act 1996.

Notice(s)

Following formal appointment, we identify adjacent building owners via Land Registry data and other means, and diligently prepare and issue notice(s) under Sections 1, 3 and 6 of the Party Wall etc. Act 1996, as appropriate.

Case Management

We provide full case management including monitoring of responses, addressing consents / objections and communication with Adjoining Owners.

Condition Surveys

We undertake formal Schedule of Condition surveys which records the pre-existing condition of the Adjoining Owner's property. During this process we take multiple photographs, which are retained in our files, to ensure we are able to compare the condition of a property before and after the works in the event of any later dispute under the Act.

Party Wall Awards

We prepare and agree party wall awards either as an Agreed Surveyor (appointed by both the Building Owner and the Adjoining Owner) or working in conjunction with other party wall surveyors. The award enables the Building Owner to legally proceed with the notifiable works, but also protects the Adjoining Owner's position in the event of damage or loss. The award will primarily deal with the time and manner of undertaking the works and may also deal with matters of access and security for expenses.

Private appointment by Building Owner of a single-storey detached property wishing to extend the ground floor of the property and increase to two storeys. Required service notices under Section 1 (Line of Junction) and Section 6 (Adjacent Excavations).

Domestic Semi-Detached Extension

Private appointment by a Building Owner wishing to construct a domestic extension to their property with concrete foundations to a depth of 1,000mm below ground level to support a new flank wall. Required Section 6 notices and agreement of a party wall award.

Private appointment on behalf of an Adjoining Owner of a ground floor business where the Building Owner was undertaking renovations. Required responding to notices, attendance at a condition survey and preparation of a party wall award.

Local Authority appointment to prepare and manage all party wall matters in connection with a 22-plot affordable housing development on an unused parcel of land surrounded by multiple freehold, leasehold and Local Authority-owned properties.
